As a Compliance Specialist, you will assist with the day-to-day operations and management of the tax credit and other funding programs that require detailed income verification and periodic reporting to other agencies. This person will work closely with the Compliance Manager and Director of Operations.

This role will be based out of the ACC corporate office in Oshkosh, WI but willing to consider remote for the right candidate.

Some of what you’ll be doing as a Compliance Specialist:
• Receive and review files related to Section 42, Section 8, Rural Development and Other State and Federal Affordable Housing Programs for accuracy and ensure all verifications are completed.
• Submit a secondary review of all lease up files for tax credit properties to Compliance Manager.
• Ensure ACC Management Group is in compliance with all regulatory agencies.
• Discuss issues with supervisor related to file completion and accuracy.
• Work closely with Community Managers to make sure that files have all necessary information.
• Adhere to ACC Management Group guidelines and policies, Federal and State qualification guidelines, resident selection criteria process, and any government compliance program.
• Process paperwork for new applications, move-ins, re-certifications / renewals, and move-outs as needed.
• Train new Community Managers according to ACC Management Group policies and procedures.
• Complete annual utility allowance updates and maintain tracking system online.
• Conduct annual reporting to state agencies.
• Monitor UVR/NAUR for Tax Credit Properties.
• Send first year files to investors.
• Complete quarterly reporting as required.
• Monitor ongoing eligibility preferences and requirements.
• Use company software and assist site staff for accurate completion of compliance procedures.
• Document company procedures as required by ACC Management Group.
• Visit properties for on-site file reviews or training as needed.

What you’ll bring to the table as a Compliance Specialist:
• High School diploma or equivalent required.
• Minimum 3 years of compliance experience in a property management & Affordable Housing setting required.
• COS and HCCP current certificate required.
• Knowledge of compliance standard operating procedures and best practices.
• Experience with OneSite preferred
• Ability to prioritize and possess efficient time management skills.
• Demonstrates excellent verbal and written communication skills.
• Strong customer service skills with ability to handle complaints in a positive and time efficient manner.
• Goal-oriented and team player.
• Ability to work independently under tight deadlines.
